04 · Capital & Financing

Capital that understands compute.

AI factories need more capital, faster, than any infrastructure build before them, and their cash flows don't fit a standard credit box. RAICOSOL connects developers and AI operators with senior lenders, investors and bankers who focus on AI and data centers, and helps package projects so they close.

The opportunity

Demand is contracted. Capital is the bottleneck.

Hyperscalers, neoclouds and enterprises are signing for capacity before it is built. Developers typically build with equity first and add debt once revenue is contracted, so the projects that close fastest are the ones that can show contracts, power and an operator on day one.

Neocloud revenue

Worldwide, $ billion · Synergy Research Group estimate and forecast

About 23 billion dollars in 2025, forecast to reach almost 180 billion dollars by 2030. 2025: ~$23B~$23B2025 2030: ~$180B~$180B2030 ≈8× in 5 years

Who we bring to the table

The right capital for each layer of the deal.

Different parts of an AI factory attract different capital. Land and powered shells look like real estate; contracted capacity looks like infrastructure; GPUs look like equipment with a short life. We match each piece to the investors who price it best.

Debt

Senior lenders

Banks, project-finance desks and private credit funds that lend against contracted cash flows and hard assets.

  • Construction and term loans
  • Senior secured notes and private placements
  • Non-recourse project finance
Equity

Investors

Infrastructure funds, private equity, family offices and sovereign capital looking for AI exposure through real assets.

  • Sponsor and co-investment equity
  • Structured and preferred equity
  • Joint ventures with developers and operators
Advisory

Bankers & advisors

Investment and corporate bankers who arrange capital, plus the legal, technical and tax advisors lenders require.

  • Capital-markets and structured credit
  • Independent engineer and legal diligence
  • Tax incentives and credit enhancement
Equipment

GPU & server financing

Leasing and equipment finance for GPUs, servers and networking, so compute does not consume project equity.

  • Operating and finance leases
  • Volume procurement through OEM channels
  • Refresh and upgrade planning
Strategic

Strategic & vendor capital

Technology vendors, OEMs and customers that invest or extend credit to secure capacity and accelerate adoption.

  • Vendor financing programs
  • Customer prepayments and capacity commitments
  • Minority strategic investments
Operating

Working capital

Liquidity for neoclouds and AI operators between deployment and revenue.

  • Revolving credit facilities
  • Receivables and contract financing
  • Supplier credit and inventory financing

The capital stack

Each layer takes a different risk.

Senior debt is the cheapest capital and the most conservative: it lends against contracts and hard assets. Equity absorbs what lenders discount, such as obsolescence, ramp-up timing, utilization and customer concentration. The better the contracts, the more of the stack debt can carry.

We help you structure each layer so the whole stack prices efficiently.

Bankability

What lenders look for, and how we help you show it.

AI data center cash flows differ from standard investment-grade credit. Lenders close when the risks they cannot price have been removed or shifted to someone who can carry them.

01

Contracted revenue

Long-term leases, take-or-pay or capacity contracts with creditworthy customers.

02

Secured power

A credible energization date, utility agreements and backup or on-site power.

03

Experienced operator

A data center operator and O&M plan with a track record at similar density.

04

Sponsor commitment

Equity at risk and a team that has delivered comparable projects.

05

Technology plan

Hardware choice, refresh cycle and residual-value assumptions for short-lived GPUs.

06

Clean diligence

Permits, land rights, construction contracts, insurance and an independent engineer's report.

Financing structures

Match the structure to the stage.

De-risking

The risks capital prices in, and how we take them out.

Time to power

Grid constraints and multiyear interconnection waits push out revenue.

Sites with a verified power path and phased energization.

Supply chain and cost

Chips, electrical gear, memory and skilled labor are all constrained.

Early procurement through OEM and channel partners.

Over-capacity

Capex has in places outpaced monetization, making demand hard to forecast.

Phased builds tied to signed customer contracts.

Technology obsolescence

GPU generations stay competitive for roughly 18 months.

Workload-based hardware choice and refresh planning.

Permitting and community

Zoning, water rights and local opposition can stall construction.

Diligence on entitlements before capital is committed.

Customer concentration

A single tenant or offtaker drives most of the revenue.

Introductions to additional customers through our GTM network.

How we engage

From project to financial close.

01

Assess

Project scope, contracts, power, sponsor and funding need, and where the capital gap sits.

02

Structure

Capital stack options, financial model inputs and the contracts lenders will need.

03
